How Property Tax Works in Prince William County

Property taxes in Prince William County are based on the assessed value of your property and the current tax rate (millage rate). The county assesses real estate values annually, effective January 1, using market-based approaches to determine fair market value. The Board of Supervisors then sets the tax rate each fiscal year (July 1 – June 30).

  • Assessment Process: Properties are evaluated based on sales comparisons, income potential (for commercial properties), and replacement costs.
  • Millage Rate: The 2024 real estate tax rate is $1.032 per $100 of assessed value. For example, a home valued at $500,000 would owe $5,160 annually ($500,000 ÷ 100 × $1.032).
  • Billing: Taxes are billed semi-annually, with due dates in July and December.

Available Exemptions

Virginia and Prince William County offer several exemptions to reduce property tax burdens for eligible residents:

  • Homestead Exemption: While Virginia doesn’t offer a blanket homestead exemption, localities may provide relief for primary residences under specific programs.
  • Senior Citizen/Disabled Exemption: Residents aged 65+ or permanently disabled may qualify for tax relief if their income and net worth meet county thresholds (e.g., 2024 income limit: $72,000).
  • Veteran Exemptions: Disabled veterans may receive partial or full exemptions based on disability ratings (100% disability qualifies for full exemption). Surviving spouses of military members killed in action may also qualify.

Applications for exemptions must be submitted to the Commissioner of the Revenue’s office by May 1.

Payment Schedule & Deadlines

Prince William County property taxes are due in two installments:

  • First Half: Due July 28 (or next business day if weekend/holiday).
  • Second Half: Due December 5.

Payment Options: Pay online, by mail, in person, or via installment plans (if eligible). Late payments incur a 10% penalty plus interest (10% annually). Delinquent accounts may face liens or auctions after two years.

Appealing Your Assessment

If you believe your assessment is inaccurate, follow these steps:

  • Step 1: Contact the Office of Assessments (571-376-3449) to discuss discrepancies before filing a formal appeal.
  • Step 2: File an appeal with the Board of Equalization (BOE) by June 1. Submit evidence (e.g., recent comparable sales, appraisal reports).
  • Step 3: If unsatisfied with the BOE’s decision, appeal to the Virginia Circuit Court within three months.

Note: Appeals do not delay tax payments; refunds are issued if successful.
